Turn price, down payment and rate into a monthly payment and a term you can explain to the seller.
Learn about Seller Finance
Take over the seller's existing loan, with the cash to the seller, the payment and your fee worked out before you make the offer.
In a subject-to deal you buy the house subject to the seller's existing mortgage. The loan stays where it is, you take over the monthly payments, and the seller walks away without paying it off first. It fits sellers with little equity, a low-rate loan, or payments they can no longer keep up with, where a cash offer would not work. What you pay the seller is the price minus the loan balance you take over.
